The closed-end property fund EuroSelect 16 was fully placed in January 2009 with equity capital of 250.5 million euros.
EuroSelect 16 TheSquare is invested in a top-flight ensemble of buildings in the financial and banking quarter on Kirchberg in the city of Luxembourg. The main tenant is Clearstream International S.A., a wholly owned subsidiary of Deutsche Börse AG and one of the world's largest globally-operating providers of securities-related services. The company has a rental agreement which runs until 2017 coupled with an extension option. Other major tenants include the European Court of Justice and the European Court of Auditors. The rental agreement with the European Court of Auditors (19.44% of rental space) was extended ahead of time in 2010 up to 2016.
The projected payout for an investment in EuroSelect 16 is 5.25% p.a. incipient. The payouts were effected in accordance with the prospectus each in November of the current and in May of the following year.
