Our attention in planning a property fund is geared first and foremost to ensuring that value-added and risk are in reasonable proportions. To achieve our aim, we study, review and assess an entire series of parameters. Among them are macro and micro location, quality of the property, conception possibilities, taxes and legal conditions, tenant quality, options for subsequent letting and potential exit options.

The structure of the property funds we bring to the market is tax-efficient and well-conceived from a legal point of view. We do our utmost to implement a clear structure and transparent, readily comprehensible contracts.

Property quality and tenants' credit ratings:
The properties which are let over the long term to tenants with good credit ratings are of the best quality, situated in outstanding locations and offer good opportunities for subsequent rental.

Conservative calculation:
We purposely calculate our investment and financing plans as well as forecasts conservatively.

TAXATION IN YOUR FAVOUR.

Attractive returns from property funds are not achieved through ongoing rent alone but also through sustainable legal and tax structures. We base our forecasts on conservative assumptions.

According to the 2009 Annual Tax Act, income in Germany from countries in the European Community and the European Economic Area which is subject to double taxation is unconditionally tax-free. The so-called provision concerning progression for current income from letting and leasing property is no longer applicable. This means that investors can profit from lower marginal tax rates abroad.
