“The Square” is a high-end building ensemble in the heart of Luxemburg's financial and banking district of Kirchberg. The Square consists of four free-standing office buildings with a gross lettable area of around 54,000 sqm.
Main tenant is Clearstream International S.A., a fully-owned subsidiary of Deutsche Börse AG and one of the largest providers of securities services worldwide. The company has rented its floor-space on a lease extending through 2017, including a renewal option. Another major tenant is the European Court of Justice and the European Court of Auditors. The lease with the European Court of Justice (representing 19.44% of the lettable area) was renewed prematurely in 2010 to extend through 2016.
The property is owned by the “IVG EuroSelect 16 – The Square” closed-end real estate fund that was fully placed with 250.5 million Euros in equity in January 2009.
