Location
The building is located on Rue Montoyer in the Leopold district. Rue Montoyer runs parallel to Rue Belliard, the most important artery of downtown Brussels, while also connecting to Avenue des Arts, which forms a part of the city's inner orbital. The Leopold district is the most important business districts of Brussels, and home to key institutions of the European Union (including the Commission, the Parliament, the Council of the European Union, inter alia). Also seated in the district are many Belgian Government offices as well as major national and international financial institutions (e.g. Dexia Bank, Petrofina, DKV International, and World Bank). The "Porte de Namur" shopping district lies within walking distance of the building.
The district is characterised by superb transportation access, both for private motorised and public transportation. Given the proximity to Rue Billiard, it is only a short ride to Brussels' outer orbital, and thus to the A19 and A40 motorways toward Germany, France and the Netherlands. Zaventem Airport is about 20-minute ride away.
The "Trône" metro station is located directly next to the building. Metro trains running in five-minute intervals connect the location to the "Gare du Midi" railway station with high-speed train service to Paris, Amsterdam, London and Cologne. The "Gare du Luxembourg" railway station which provides connections to the residential areas in the south of Brussels is also just a few minutes' walk away.
Building
The building on the corner of Rue Montoyer and Rue du Commerce was built in 1972, and was extensively remodelled in 1993. The building has three storeys below and nine storeys above ground, including the ground floor. The total usable area equals 6,233 sqm, breaking down into 5,427 sqm of office, 685 sqm of retail, and 121 sqm of archive space. The lower floors provide 73 car parking spaces. The building has an average floor area of 760 sqm per floor, though the seventh and eighth floor up are slightly recessed and have a floor area of only 634 sqm and 289 sqm, respectively.
The technically high-end building core and shell is made of reinforced concrete. The roof is formed by a thoroughly insulated terrace, consisting of floor tiling and gravel. The window elements are made of anodised aluminium and feature double solar glazing. The facade consists of architectonically designed concrete elements and glass.
The building has an L-shaped floor plan. The lighting fixtures are integrated into suspended ceilings; cable conduits are embedded in the floors. The floor-to-ceiling height (suspended ceiling) is 2.77 m. The air conditioning system consists of fan-driven air coolers mounted on the window ledges.
The building is equipped with three passenger lifts for a maximum of seven people. All exterior doors as well each office area is equipped with access control systems.
