The site along Avenue Lloyd George represents a perfect location due to its proximity to downtown Brussels, to the green belt south of Brussels, and to the city’s inner orbital. Avenue Lloyd George links this high-end office location with the motorways serving neighbouring countries and Brussels Airport, and connects Avenue Louise and Avenue F. Roosevelt, the latter being the location for all diplomatic missions and foreign embassies in the Belgian capital.
The building complex presented here is located in a very vibrant neighbourhood, and has great access to public transportation (tram). The quaint and lively “Quartier Latin” with its student dorms, small cosy restaurants and the elegance of international fashion multiples along Boulevard Waterloos and Avenue Louise are found nearby.
This is a modern building scheme consisting of three properties. The buildings are connected via the underground car park, which provides access to the main entrance of the building on Avenue Lloyd George 7 and to a ground floor exit located in the building on Boulevard de la Cambre. The two buildings located at Avenue Lloyd George 6 and 7 are also connected on the upper floors one to four.
All three of these buildings were raised in the mid-1970s. The facades of the buildings at Avenue Lloyd George 6 and 7 were refurbished in 1997, and are in excellent repair. The valuable ashlar facade of the building on Boulevard de la Cambre, which remains in its original state, was thoroughly cleaned in 2002.
The buildings at Avenue Lloyd George 6 and 7, respectively, each have prestigious entrance areas featuring marble elements. All of the offices and common-use areas, including the lifts, were completely remodelled in 2007, and fitted with high-end metal ceiling and modern wall-to-wall carpeting. All things considered, the entire ensemble is in a modern, appealing state.
The use of high-quality materials such as steel and marble typify the building style of the architectural firm of Vizzion, (on of the leading architects in Brussels and main tenant of the building at Avenue Lloyd George 7). The lobby of the building on Boulevard de la Cambre was comprehensively remodelled five years ago.
One third of the windows in the front of the building can be opened and also have soundproof glazing. The windows of the building on Boulevard de la Cambre were replaced in 2002, and include extra solar shading. The electrical installations of the buildings were completely redone, as were the sanitary areas.
The building at Avenue Lloyd George 7 offers 13,747 sqm of floor space on the ground floor, mezzanine, and five upper floors. The adjacent building at Avenue Lloyd George 6 offers 2.694 sqm of floor space on the ground floor, and its eight upper floors.
The ground floor of the building on Boulevard de la Cambre includes the ramp exiting from the shared underground car park that extends across the entire expanse of all three buildings. This building features five upper storeys with 855 sqm of office space.
