Market capitalisation

The market value of a publicly quoted company, obtained by multiplying the number of shares with the current share price.

NOI/NOI yield

Net operating income, property-related earnings indicator; is determined by net rent plus income from ancillary overheads less operating expenses. The NOI yield describes the ratio of NOI to average capital invested.

Operating earnings

Earnings from the ongoing business. At IVG this is the EBIT.

Prime yield

Key performance figure which describes the net initial yield of an investment in a prime location. It shows net rents in relation to purchase price.

Project development

Management of large real estate projects: according to circumstances from the planning stage via construction to operating; core business activity of the Development division.

REIT (G-REIT)

Short for real estate investment trust. Mostly a publicly listed company which invests solely in property. Enables investors to invest indirectly in properties by buying shares. Most of the profit is distributed as dividends and tax is paid exclusively at investor level (tax transparent).

ROIC

Return on invested capital; used for measurement of added value; used by IVG to determine ratio of adjusted EBIT to average committed capital. Stock options Rights to purchase shares and a remuneration component for managers, subject to fulfilling certain performance criteria.
